The Abrdn Global Premier Properties Fund, trading under the ticker AWP, continues to attract income-focused investors with its eye-catching 11.7 percent distribution yield. However, a closer look at the fund's performance and payout structure reveals several points of concern that potential buyers should weigh carefully.
The fund invests in real estate securities across global markets, including the United States, Europe, and Asia. While the geographic diversification sounds appealing on paper, the fund's net asset value growth has been weak over recent periods. This stagnation in NAV means that the underlying portfolio is not generating significant capital appreciation for shareholders.
A major red flag is the fund's reliance on return of capital, or ROC, to maintain its high distribution rate. When a fund pays out more than it earns, the difference comes from returning investors' own money back to them. This is not the same as earning a genuine yield from dividends or interest. Over time, ROC-heavy payouts can erode the fund's asset base and reduce the value of each share.
Adding to the concern, AWP shares trade at a premium to their net asset value. This means investors are paying more than the underlying assets are worth. But the combination of premium pricing, lackluster portfolio performance, and heavy reliance on return of capital suggests that the income may not be sustainable. Investors should look beyond the headline yield and consider whether the fund can actually generate the returns needed to support its distribution over the long term.
