Plano recorded 188 home sales in August 2026, a sharp decline from the 253 closings reported during the same month last year. The latest figures from the MetroTex Association of Realtors show a market that has cooled considerably compared with the pace set in 2025.

The median home price settled at $494,500. That number suggests values in the city have remained fairly steady even as the number of transactions dropped. Buyers who are still in the market appear willing to pay close to half a million dollars for a typical home, but far fewer of them are signing contracts than a year ago.

The gap between last year and this year amounts to 65 fewer sales, a decline of roughly 26 percent. Several factors could explain the slowdown. Higher borrowing costs continue to squeeze purchasing power for many households. Some owners may also be holding off on listing their properties, waiting for better conditions before they sell.

For sellers, the shift means less traffic at open houses and more competition for serious offers. Pricing a home correctly matters more now than it did during the busier stretches of the past. For buyers, the quieter market could open room for negotiation, though inventory levels will determine how much leverage they actually gain.
